As a Facility Manager in VELUX Brno, you will have independent responsibility for our sales office building in Brno and leased offices in Prague and Slovakia. You will collaborate closely with the business and your direct manager to ensure that our facilities are well maintained and always operational.
**Your duties and challenges**
As a member of our global Real Estate & Facility Services organization, you are responsible for ensuring the smooth operation of our facilities, including building maintenance, technical installation maintenance, green areas and paved areas, cleaning, and various service tasks. As a Facility Manager, you lead the process from the initial need assessment until a satisfactory solution is found.
You will be based in Brno, where most of your work will be conducted, but you will also supervise small leased offices in Prague and Bratislava. As a Facility Manager, you can expect to travel 10-15 days a year, both domestically and internationally. These trips may include workshops and meetings at our head office in Hørsholm, Denmark, as well as other locations.
You work with sales director, managers and employees at the locations, as well as service partners, external advisors and contractors when you:
- Perform day-to-day operational tasks to ensure the safety and the functionality of the buildings and external areas, to constantly maintain them so that no major expense work arises,
- Prepare maintenance schedule for the location as well as preventative maintenance plans
- Ensure that our external service partners deliver the agreed quality and explore the possibilities for optimizing service offerings
- Ensure planning and compliance with budgets, including posting and payment of invoices for approval
- Hold regular progress meetings with management at your locations
- Assist with budgeting (next year’s Facility Management budget)
- Ensure the implementation of planned re-establishment and maintenance tasks as a developer with budgetary responsibility
- Ensure the rapid and correct implementation of technical and construction projects arising from the change of use of our office premises
- Ensure reporting performance management/KPIs for cost, quality, customer satisfaction and energy consumption,
- Are first escalation point for all issues and incidents.
- Perform other duties as assigned.
The scope of operations includes building and technical installation maintenance, external areas and infrastructure maintenance, ground maintenance (green areas), security services, cleaning, canteen and catering, and car fleet management.
**Your background**
We are looking for a colleague who wants to collaborate in the operation of all the VELUX Group’s facilities, but at the same time, will also take independent responsibility for their own location. To succeed in this role you will need to have experience in the operations and maintenance of office buildings, and used to preparing operational and maintenance plans, as well as ensuring pricing and implementation. You:
- Have experience as Facility Manager/Office Manager, preferably with owned office/building/location
- Have experience of managing sub-contractors, vendors and the provision of FM services
- Speak English fluently
- Have strong interpersonal and communication skills
- Are able to work independently and as part of a team
- Present problem-solving and decision-making skills
- Are flexible, proactive and customer focused
- Driving license is a big advantage
